Lofty Ambitions: Plans For Liverpool’s Tallest Skyscraper

The King Edward Triangle industrial estate, near to Princes Dock on Liverpool waterfront, has been earmarked for new development. The plans involve a series of residential skyscrapers that includes a proposal for the city’s tallest ever building. Liverpool Business News reports that the investor is Home Bargains owner Tom Morris.

The company owned by Morris, KEIE, will work in partnership with Hugh Frost, who is the founder of the Beetham Organisation. Their portfolio includes the 40 storey West Tower and the 29-storey Beetham Tower  in Liverpool. They are also behind the more famous Manchester Beetham Tower, which was the city’s tallest building between 2006 and 2018.

The TJ Morris company who own Home Bargains have already invested in development sites in Liverpool, including student accommodation, office space, and supersized warehouses. 

Hugh Frost said: “We can expect a stunning mixed use development worthy of our great city. It’s a privilege and pleasure to be involved again on home soil, in what is going to be a transformational project for Liverpool city centre.

“Our development will bring jobs and prosperity through a variety of uses. The site has outline planning consent as a neighbourhood of the Liverpool Waters masterplan. But our proposals will aim to be more ambitious, demonstrating what a well-planned tall building zone can really deliver.”

The new scheme will be integrated with the current redevelopment of Liverpool waterfront, which is being overseen by site owners Peel. Further plans include a new hotel to serve the Liverpool Cruise Terminal.

Existing tenants of the King Edward Triangle will be consulted throughout the planning and application process, and the developers say that every effort will be made to help them relocate. Businesses currently at the site include the breweries Carnival and Azvex, and recreation and leisure facilities. 

City centre councillor and council cabinet member for the economy, Cllr Nick Small, said that he had consulted with local business owners, and commented that the plans would bring new investment into the city and create hundreds of jobs.
